Lisbon, Aug. 26, 2025 (Lusa) - The median bank valuation of housing was €1,945 per square metre in July, €34 more than in the previous month and an increase of 18.7% compared to July 2024, INE said on Tuesday.
In June, the year-on-year increase was 18.1%, said Statistics Portugal (INE).
In the month under review, around 33,800 bank appraisals were considered, which represents an increase of 3.8% compared to June and 3.7% year-on-year.
Compared to June, the Alentejo region showed the most significant increase (4.2%), while there was no decrease.
Compared to July 2024, the most intense variation occurred in the Setúbal Peninsula (24.2%), with no decrease either.
In July, the median bank valuation of flats stood at €2,254 per square metre (€/m2), 24.0% higher than in the same month in 2024.
The highest values were seen in Greater Lisbon (€2,990/m2) and the Algarve (€2,642/m2), with the Alentejo showing the lowest value (€1,419/m2).
The Setúbal Peninsula showed the most significant year-on-year growth (25.6%), with no decrease.
Compared to the previous month, the appraised value of flats rose by 2.1% in July, with the Autonomous Region of the Azores recording the biggest increase (3.0%) and no decrease.
The median value of 1-bedroom flats rose €71 to €2,866/m2, while 2-bedroom and 3-bedroom flats rose €50 and €18, respectively, to €2,317/m2 and €1,942/m2.
Overall, these house types accounted for 92.8% of flat valuations in the series.
In the case of houses, the median value of bank valuations was €1,414/m2 in July, up 10.4 per cent on the same month in 2024.
The highest values occurred in Greater Lisbon (€2,707/m2) and the Algarve (€2,505/m2), with the Centre and Alentejo recording the lowest values (€1,053/m2 and €1,149/m2, respectively).
The Azores recorded the highest year-on-year growth (17.8%), with no decrease.
Compared to the previous month, the appraised value of houses rose by 1.8%, with the Alentejo being the region with the highest growth (4.2%) and only one drop in Madeira (-0.2%).
The median value of two-bedroom houses rose by €41 to €1,392/m2, three-bedrooms by €14 (€1,390/m2) and four-bedrooms by €23 to €1,484/m2.
Overall, these house types accounted for 88.6% of the housing valuations carried out in the period under review.
Analysing by NUTS III regions, and according to the median bank appraisal value index, in July Greater Lisbon, the Algarve, the Setúbal Peninsula, Madeira and Alentejo Litoral had appraisal values higher than the country's median by 52.0%, 34.5%, 18.8%, 14.9% and 7.3%, respectively.
On the other hand, Beiras and Serra da Estrela, Beira Baixa and Terras de Trás-os-Montes were the regions with the lowest values in relation to the country's median (-50.3%, -49.8% and -49.1%, respectively).
