Lisbon, Oct. 22, 2025 (Lusa) - The median price of the 41,608 family homes sold in Portugal in the second quarter of 2025 was €2.065 per square metre, 19% more than in the same period in 2024 and following an 18.7% increase in the previous quarter, according to INE.
The Local Housing Price statistics published on Wednesday by the National Statistics Institute (INE) show that the number of family housing transactions in Portugal increased by 15.6% compared to the same quarter last year.
The median house price increased, compared to the same period in 2024, in the 26 NUTS III sub-regions (intermunicipal entities, such as intermunicipal communities and the metropolitan areas of Lisbon and Porto), with Baixo Alentejo standing out with the highest growth (38.7%).
The sub-regions of Greater Lisbon, Algarve, Setúbal Peninsula, Autonomous Region of Madeira and Metropolitan Area of Porto had the highest median housing prices, as well as the highest figures in both categories of buyer's tax domicile (national and foreign territory).
In Greater Lisbon and the Metropolitan Area of Porto, the median price of transactions carried out by buyers with tax domicile abroad exceeded the price of transactions by buyers with tax domicile in national territory by 61.9% and 29.0%, respectively.
The INE data reveals that housing prices accelerated in 19 of the 24 municipalities with more than 100,000 inhabitants in the second quarter, with Vila Nova de Gaia and Coimbra leading the way in terms of increases.
According to Local Housing Price statistics, in the second quarter of the year, the municipalities of Lisbon (€4.865/m2), Cascais (€4.346/m2), Oeiras (€4.161/m2), Porto (€3.309/m2), Odivelas (€3.219/m2) and Almada (€3.101/m2) had the highest housing prices.
In the second quarter, all the municipalities with more than 100,000 inhabitants in Greater Lisbon, the Setúbal Peninsula and the Porto Metropolitan Area, with the exception of Santa Maria da Feira and Gondomar, recorded median housing prices above the national figure of €2.065 per square metre.
Of the 17 different municipalities, only six had year-on-year rates of change lower than the national average (19.0%): Setúbal (18.5%), Matosinhos (17.2%), Odivelas (16.6%), Lisbon (11.4%), Porto (9.2%) and Cascais (8.8%).
Funchal had a median price above the national reference (€2.928/m2 and 7.2%), although the year-on-year rate of change was lower.
The municipalities of Porto and Lisbon recorded increases of 4.9 percentage points (p.p.) and 4.2 p.p. in the year-on-year rates of change from the first quarter to the second quarter of 2025, respectively.
