Lusa - Business News - Portugal: Housing valuations by banks rise 17.1% to €1,886/m2 in May - official

Lisbon, June 26, 2025 (Lusa) - The median bank valuation for housing in Portugal was €1,886 per square metre in May, €20 more than in the previous month and a rise of 17.1% compared to May 2024, the INE announced on Thursday.

In April, the year-on-year increase was 16.9%, according to the National Statistics Institute (INE).

In the month under review, around 35,300 bank valuations were considered, representing a decrease of 1.4% compared to April and an increase of 7.5% year-on-year.

Compared to the previous month, the Algarve region showed the most significant increase (3.1%) in the median bank valuation, carried out in the context of credit applications for property purchases, while the sharpest decline was in Madeira (-1.7%).

Compared to May 2024, the most significant change was recorded in the Setúbal Peninsula (21.1%), with no decrease.

In May, the median bank valuation of apartments stood at €2,155 per square metre (€/m2), 21.1% higher than in May 2024.

The highest figures were observed in Greater Lisbon (€2,874/m2) and the Algarve (€2,564/m2), while the Alentejo had the lowest figure (€1,373/m2).

In year-on-year terms, the Autonomous Region of Madeira showed the most significant growth (23.7%), with no decrease.

Still in the case of apartments, and compared to April 2025, the valuation rose by 2.4%, with the Algarve recording the highest increase (3.4%).

The median value of one-bedroom apartments rose by €90 to €2,756/m2, while two-bedroom and three-bedroom apartments increased by €54 and €26, respectively, to €2,203/m2 and €1,888/m2.

In the case of houses, the median bank valuation was €1,394 /m2 in May, representing a rise of 10.4% over the same month last year, with the highest figures recorded in Greater Lisbon (€2,554 /m2) and the Algarve (€2,514 /m2), and the lowest in the Centre and Alentejo (€1,048 / m2 and €1,102 / m2, respectively).

The Setúbal Peninsula showed the highest year-on-year growth (16.1%), with no decline recorded.
